Aircon servicing pricing in Singapore is not one number. It splits into three separate jobs that get quoted differently: a routine service, a chemical wash or clean, and a gas top-up. Knowing which one you actually need, and what a fair quote looks like, is the difference between a $30 visit and a $200 surprise.

Routine servicing: the baseline cost

A standard service visit covers cleaning the filter, checking the drain, inspecting refrigerant pressure, and giving the outdoor unit a look if it’s accessible. For a single wall-mounted unit, this generally falls in the $20 to $40 range. Most contractors in our aircon servicing & repair category drop the per-unit rate when you book several fan coils in one visit, since the technician is already on site and the setup cost is shared across units.

If your quote for a “basic service” comes in well above that range for a small residential job, ask exactly what’s included. Some contractors bundle in extras like a light chemical wash by default, which explains a higher number but should also mean a different scope.

Chemical wash vs chemical clean: different jobs, different prices

This is where most of the confusion sits, and it’s also where cost varies the most.

• Chemical wash sprays cleaning solution onto the coil and fan without opening up the casing. It’s a maintenance-level clean, usually $60 to $120 per unit.
• Chemical clean (sometimes called an overhaul) is more invasive: the unit is dismantled, and the coil, fan blades, drain tray and casing are soaked and scrubbed individually. It costs more because it takes longer and needs more hands-on work, and it’s the right call when there’s visible mould, a persistent odour, or cooling that a wash alone hasn’t fixed.

Gas top-up: priced by access, not just gas volume

A gas top-up is quoted per unit or per kilogram of refrigerant, and the fair way to price it is after a technician inspects the system, not over the phone. What actually moves the price is how hard the leak is to reach. A leak at a flare joint that’s out in the open takes a technician minutes to seal and recharge. A leak buried in ducted trunking or inside the indoor coil means opening panels, which adds real labour time before the gas itself is even topped up.

One thing worth knowing before you agree to a top-up: if a unit needs gas again within a few months, that’s a sign the leak wasn’t actually sealed, not that the unit “just runs low.” A contractor who tops up gas without first pressure-testing for a leak is setting you up to pay for the same job twice.

For a chemical clean quote that seems high, ask whether it includes drain pump cleaning and a before-and-after check, since a legitimate overhaul does more than a wash and the price should reflect that scope, not just a higher number for the same work.
